  • How do I message a rental listing?

When messaging a property we encourage you to leave your first and last name, email address, phone number & any other information that may be helpful to your potential landlord.

There are a few different ways to message a property on Zumper...

    From the search page

Click the “Check Availability” button on a listing from the search page. Once clicked a box will pop up with a message that can be sent to the property. Feel free to edit the text of this message to include more information about yourself, when you’re looking to move, and times that work for you to swing by and take a look.

From a specific property page page:

Click the "Check Availability" or "Request a Tour" button from the property detail page where you can send a message to the property that includes your information, custom message & any additional information you want to include.

  • Where are all the properties I messaged?

  • Why has no one messaged me back?

We understand that it can be frustrating when you don't hear back from a landlord or property manager.

Here are some common reasons why you may not get a response...

    • A high demand property may receive many inquiries
    • The landlord may be reviewing applications in the order received
    • Many property managers have specific business hours or response times
    • Your message may have gone to spam or been missed

If you're not receiving a timely response we recommend the following...

    • Call the property directly - Use the phone number on the listing for the fastest response
    • Be specific - Include your move-in date, lease length and other important details
    • Send a follow-up message - It’s perfectly acceptable to follow up after 2-3 business days
    • Check your spam folder - Responses sometimes end up there

Still no response after trying these steps?

    • Check the contact information on the property detail page to confirm your message was sent to the right place.
    • While we can’t contact landlords on your behalf, you can report unresponsive listings to help us maintain platform quality.

  • How do I favorite a property?

Favoriting a property is a great to come back and review later. To save or favorite a property for later, just select the save icon on the property located in the top right corner. This will automatically add your property to your favorite queue, where you can return to review it later.

If you decide you no longer want to keep a property on you list, just unselect the icon and it will disappear.

While we do save all your favorites on a device, it’s best to create an account so you can easily sync your favorites from when you search on your computer or our apps.

You can reach your favorites by selecting the Favorites tab when logged in on the Zumper home page.

  • How do I avoid rental scams and fraud?

While Zumper takes the security and safety of our platform very seriously, it is always good practice to look out for rental scams. Just as you are conducting any activities or transactions online, when looking for that ideal rental, it is essential to be cautious when providing personal information, financial information, or making payments to people you don’t know.

Here are some common red flags of rental fraud...

    Below market rental rate

Familiarize yourself with the going rate in the areas that you intend to rent. If it is too good to be true, it usually is.

Request to send payment right away

If you are asked to send money before you even see the property or meet the landlord in person, be wary. They often ask the payment to be sent via payment app, Zelle, Bitcoin or bank wire transfer.

    Unable to meet in person

Use caution when the landlord is just unable to meet you in person. They may tell you that no one can meet you because they live abroad, have an emergency or other reasons.

    Unable to show the property

You may be asked to just go to the property and view it yourself. Sometimes you are given reasons why you cannot see inside of the property, i.e., someone is sick, they are out of town. You may also be told that they are running late then eventually given a reason, for example, their car broke down, and never show up at the property.

    Reporting scams and fraud

If you come across a suspicious listing, let us know!

There are two quick ways to report a suspicious or fraudulent listing:

    1. From the listing page, click the flag icon or "Report this property" to flag the suspicious listing.
Select "This is a fraudulent listing/spam" and include any information that may be helpful for us to investigate. Clicking this flag or "report this property" will open a text box where you can provide additional details.

      or

If you believe you are the target of a rental scam, you should report it to your local law enforcement agency and to the FTC (Federal Trade Commission).

  • How do I search for Section 8 or Housing Vouchers?

Section 8 is a federal housing program that pays a portion of low-income renters’ monthly rental payment. This means the renter pays a rate that better fits their budget,  but the landlord still gets a fair market rate. It’s funded by the U.S. Department of Housing and Urban Development (HUD), but it’s administered through local public housing agencies, or PHAs.

Due to Fair Housing laws, listings on Zumper do not contain the term 'Section 8’ so, you cannot search for specific listings using 'Section 8' as a search filter. Listings on Zumper are user managed, so it's the property owner or manager who decides whether or not such vouchers are accepted.

For more information regarding a specific listing, and if you qualify, we recommend contacting the listing provider. Each listing has a listing phone number under, “Check Availability” or “Apartment Contact”. You also have the ability to communicate directly with the property contact using Zumper’s messaging platform.

    Example:

    Picture2.jpg

While Zumper strives to provide consumers with the best tools and information to make smart rental  decisions, we have no involvement in the communication between listing providers and potential tenants.

If you wish to file a complaint regarding fair housing violations, refer to the U.S. Department of Housing and Urban Development's online complaint page for more information.

  • How do I get real time alerts?

Alerts are a great way to keep up with new properties that are added daily.

You can use our search filters to create alerts specific to properties that meet your search criteria so you don’t have to keep adjusting those when you come back.

There are a few different ways you can create alerts on Zumper:

    From Search

Enter a location on any of our search bars, and from the top right of our apartment list page enter your email and click the “Save Search” button.

If you are logged in your searches will appear under "Saved Searches" when you click on your profile icon in the upper right hand corner.

    Screenshot 2025-11-20 at 2.35.01 PM.png

    From a Listing Page

If you have found an apartment you like - simply create an alert directly from the listing page! You can create an alert at the top of the listing page by selecting the bell icon pictured below.

    From Messaging a Rental Listing

When you message a listing, you can select the checkbox at the bottom of the messaging box to create alerts similar to this listing. We will subsequently send you email updates of all properties that are similar to that property.

We email you every time a new rental listing fits your search criteria, so you have the chance to act fast and message the listing first!

All your saved alerts can be viewed by selecting the “Alerts” notification in the top right corner or your screen, or by going to www.zumper.com/alerts

If you want to unsubscribe from your alerts see this article here.

  • How do I update or unsubscribe from alerts?

To change "Alerts" you receive from saved searches click on "saved searches" in the top right profile of the site or use this link while logged in. https://www.zumper.com/alerts

Then you will be able to see all your searches, where you can select "customize" to open up more options.

To unsubscribe from alerts, select "delete saved search" or uncheck the "Email Notifications" box.

You can also unsubscribe from Zumper alerts directly from the alert email. Simply scroll to the bottom of the message and select the "manage notifications" link. Select the unsubscribe from all notifications option and save your updates.

This will prevent you from receiving any further correspondence on Zumper alert emails for that particular search. If you have alerts selected to multiple searches, you will need to unsubscribe from each one individually.
