Can I post listings on Zumper / PadMapper in Canada?
Small landlords (<3 units) and rooms for rent can be posted through Zumper via our Manage tool or our Post-a-Pad tool via the PadMapper app.
For larger landlords, PadMapper and Zumper work exclusively with RentSync in Canada to provide listing services. While Zumper Pro offers the ability for small landlords (<20 units) in both the US and Canada to post their rental inventory, the services procured through RentSync represent the enterprise level service and promotion that cannot be attained through Zumper Pro alone.

How can I list my Short-Term Rental on Zumper?
If you list your short-term rental on third-party platforms like VRBO, Booking, Rentals United, or BookingPal, your listing becomes eligible to be displayed on Zumper.
To ensure your rental is recognized as available for short-term leases on Zumper Manage, follow these steps:
- Set the lease term duration as "flexible" in your listing, indicating that your property is available for short-term rentals.
- Include information about the short-term availability directly in the description of your listing.

What details display on the listing page?
To check and see what information displays to prospective tenants for a specific listing, follow these simple steps.
- Log in to Zumper
- Go to the Properties page
- Click on a listing that you would like to view
- Once you are on the listing page, click "preview" button to view what prospective renters would see

How do I post a listing?
To create a property on Zumper, please follow the steps below:
- Log into your account at www.zumper.com/manage
- Click the "Add a Property" button on the right side of the screen
- Follow the prompts regarding entering all property information
- Be sure to publish your listing at the end of the process
Your property will appear in search results within the next 2-3 hours.

Are there posting limits?
While Zumper Manage is a free tool, we may have posting restrictions across the US and Canada.
Properties will remain active for 45 days before automatically unpublishing. You can also unpublish this property yourself at any time.

How do I add a video tour of my property?
You can now add a YouTube video tour of your property! To do so, please follow these steps:
- Locate the Properties tab on the left-hand side of your dashboard. At this time, you can only add videos to drafted or published listings.
- From here, click on the property you would like to edit. A sidebar will appear on the right side of your screen with more details about this specific property.
- From the details tab of the property, click the Edit button. You will then be able to select the various aspects of the property such as photos, amenities, and other details you wish to edit.
- Click Media from the options displayed and from the page that appears you’ll be able to insert a YouTube link of a video tour of your property! Please note that it may take a few hours for your changes to be reflected on our partner sites.
At this time we only support YouTube videos, but we may expand to other forms of media in the future. Stay tuned!

How do I boost my property?
If you are a U.S. landlord, click on your property within the Properties tab, then click on "Boost my property" and pay the fee with any major credit/debit card. Once paid, your property will be promoted for period of time outlined. This is a one time payment per property. If you wish to continue boosting your property after that allotted time period, you will need to pay the fee again.
If you are a Canadian landlord, please submit your information in this form so a member of our team can assist you. Once paid, your property will be boosted!

Does it cost to post on Zumper?
As a landlord or property manager on Zumper, you can post your properties without any cost, regardless of the number of units you manage. Whether you have one unit, multiple properties, or a multifamily community, you can list them all on our platform to attract potential tenants.

What other apartment search sites will Zumper list my property on?
When you publish a property listing on Zumper, we automatically syndicate it, or list it, on Zumper & PadMapper for free. This helps multiply your exposure and get in front of more renters. If you would like to opt-out of this, go to Account Settings in the bottom left corner of your screen. Select Public Account Page and then Page Settings. Under Marketing Syndication, uncheck the box next to Publish to the Zumper Network. You will now be opted out and your listings will only display on Zumper.

What phone number appears on my property?
We display anonymized phone numbers on properties to protect your personal information as well as help with tracking leads. Another benefit is that your personal information is not exposed to potential bad actors on the internet, who could steal this for other scams or phishing attempts to gain access to your account.
When an interested renter dials the anonymized number, it automatically re-reroutes back to the phone number associated with your account found in your account settings.
If you would like this feature disabled and prefer that your exact phone number is displayed instead, contact us via the support request form with your account details and a member of our team will update your settings.

How do I price my property?
In order to determine a fair price for your rental property, you must take several factors into consideration such as location, number of bedrooms, square footage, and amenities, to name a few. It’s also important to take into account what similar properties in your neighborhood are renting for. We release a National Rent Report every month that can help you understand rental pricing trends. You can also view current and historical rent prices in your area here.

Can I post a building with multiple units?
If you are a property manager, you can post a building with multiple units on Zumper. When you create an account on Zumper, you must first indicate that you are a property manager. If you are a property manager and forgot to indicate this when you created an account, please contact our support team and we will make the appropriate adjustments for you.
- Locate the Properties tab on the left-hand side of your dashboard(https://www.zumper.com/manage/properties). On the top right side of the screen from the Properties tab, click the Add a Property button. You will be prompted to enter your property’s address under the Where is your place located?. Make sure to select the fully populated address from the drop-down options that appear. You will then have the opportunity to input the unit number for the listing and can select the option to only show the intersection.
- After confirming your address and clicking the Next button, you’ll be asked Do you manage other units at this address? to which you will need to click Yes.
- From the next page that appears, you can input general information about the building such as building name, description, and photos. Beneath this, you will be prompted to add a floorplan. From here you can input a floorplan name, the square footage, number of bedrooms and bathrooms, upload photos specific to this floorplan and set the monthly price.
- Once you’re satisfied with your property details, click the Publish on Zumper button at the bottom of the screen! This will publish your building and the specific floorplan you have just created.
If you would like to add floorplans (other units) to your building, please follow these steps.
- From the Properties tab (https://www.zumper.com/manage/properties), select the building for which you would like to add floorplans. This will open up a sidebar on the right side of your screen with more details about this specific property.
- Click Add a Floorplan to create a new floorplan. You will be prompted to input details such as the floorplan name, the square footage, number of bedrooms and bathrooms, upload photos specific to this floorplan and set the monthly price.
- After you’ve created the floorplan, you need to click Publish floorplan. Please ensure that your building is in a published state as well, otherwise, your floorplans will not be published to our platform.
If you’re encountering an error with publishing your building, please double check that you have an active, published floorplan. We require this in order to publish a building.

Why is my property pending?
After you finish creating your property, you may notice that it is in a pending state. This simply means that our landlord team is still reviewing some details on your account before it’s fully active on our platform. This process typically takes about 24 hours, however, you can reach out to onboarding@zumper.com or fill out a support request form to expedite the process.

How do I edit my property?
You can edit your active listings at any time to update details such as price, pictures, or your description. Unfortunately, you cannot edit listing addresses at this time. If you have made a mistake in the formatted address, you will need to delete your property and recreate it.
To edit your property, please follow these steps.
- Locate the Properties tab on the left-hand side of your dashboard (https://www.zumper.com/manage/properties).
- From here, click on the property you would like to edit. A sidebar will appear on the right side of your screen with more details about this specific property.
- From the details tab of the property, click the Edit button. You will then be able to select the various aspects of the property such as photos, amenities, and other details you wish to edit.
Make sure to press Save Changes in the top right corner of the screen to update your listing! Please note that it may take a few hours for your changes to be reflected on our partner sites.

How do I delete my property?
When you delete a property, it removes it from your account and our site. We recommend you only delete a property if you don’t intend to publish it again, or if you have made a mistake in the property address and need to start over. If you want to unpublish a property instead, check out this article: How do I unpublish my property?. Deleted properties cannot be recovered, so make sure you have the correct listing prior to deleting.
To delete your property on Zumper, please follow these steps:
- Locate the Properties tab on the left-hand side of your dashboard (https://www.zumper.com/manage/properties).
- From here, click on the property you would like to delete. A sidebar will appear on the right side of your screen with more details about this specific property.
- Scroll to the bottom of the sidebar and select Delete this listing from Zumper.
- Click Delete this listing to complete the process.
Please note that all media and information associated with this listing will now be permanently deleted from your account. You will not be able to recover this specific property, including from the Renters tab.

How do I stop my property from expiring?
Properties are automatically unpublished from our platform after 45 days of inactivity, meaning that no updates or edits were made to the property in 45 consecutive days. This ensures that inventory on our platform is up to date.
We send an email 7 days prior to a property expiring with instructions on how to refresh it, as well as a unique link that allows you to control the status straight from your email.
If you would like to refresh your properties daily, simply move them between an unpublished and published state.

I unpublished my property, why do I still see it on Zumper?
Unpublished listings are still discoverable on Zumper, but only from an exact Google search of the property address. These properties are marked as “No Availability” so renters can no longer message you. Keep in mind, any contact information that you include in your property description will still be shown. To remove your property from Zumper completely, you will need to delete it.

How do I unpublish my property?
Unpublishing your property will remove it from our search results, however, you will still see your property in your account in the event you want to republish it at a later date. You can unpublish your property at any time! Typically users unpublish their properties when they have found and screened a renter who is ready to sign a lease.
To unpublish your property, please follow these steps:
- Located on top of your screen is the Properties tab (https://www.zumper.com/manage/properties). Here you can view all your properties (listed and unlisted) and sort them by last modified, building name, address, newest, oldest, price (high to low and low to high). You can also use the search bar to find your properties within this tab.
- From there, select the property you would like to unpublish. This will take you to a new page where you can manage the properties details
- At the bottom of the details information, there is an unpublish button to click and confirm you would like to remove this property from the market.

What details should I include when listing my property?
For-rent properties that attract quality leads typically provide a lot of detailed information and pictures in their property listings. Here is an overview of what we recommend you include in your listing. For more information, read How to Write a Rental Ad That Stands Out.
- Property Description: Number of bedrooms and bathrooms, square footage, the type of property, layout, appliances, flooring, and other interior finishes.
- Amenities: List out what amenities you offer and specify which are included in the rent and which have an additional cost such as laundry, parking, outdoor space, bike rack, or storage units.
- Location: Describe the neighborhood and if there are nearby schools, parks, stores, or access to public transportation.
- Lease Terms: Provide the monthly rent and security deposit amount, the length of your desired lease, the minimum income or credit requirements a renter must meet, the number of people that may occupy the rental, and any pet policies.
- Tour Availability: When are you available to host showings for this property.
- Application Process: Explain how a renter can apply for the property.
- Pictures: Upload high-quality pictures of your entire rental property to help renters get a sense of the space. Don’t forget exterior shots, storage units, common areas, or other facilities available to the renter.

How do I create a new property for rent?
To create a property on Zumper, please follow these steps.
- Locate the Properties tab on the left-hand side of your dashboard (https://www.zumper.com/manage/properties). Here you can view all your properties (listed and unlisted) and sort them by last modified, building name, address, newest, oldest, price (high to low and low to high). You can also use the search bar to find your properties within this tab.
- From the Properties tab, select Add a Property found on the top right corner of your screen. You will be prompted to enter your property’s address under Where is your place located?. Make sure to select the fully populated address from the drop-down options that appear. Next, specify the unit number, if applicable. You can select the option to only show the intersection of your property which means that your property address will be hidden on our site and only the intersection will be shown. After you’ve confirmed that the listing address and location are correct, click Next.
- On the next page, under the heading Tell renters about your unit, you can add details regarding the number of bedrooms, bathrooms and half baths. You can also select the property type (Apartment, Room, Single Family Home, Condo, etc) and provide a written description of your property. You’ll be able to add photos and set your monthly rent price.
- Before clicking Publish on Zumper on the page with the heading Ready to publish?, make sure to click View all details. From the page that appears you’ll be able to add more information such as square footage, lease terms, pets accepted, and various other amenities. After you have updated the information, click the Save Changes button at the bottom of the screen.
- Once you’re satisfied with your property details, click Publish on Zumper at the bottom of the screen!
You may be prompted to create a new property or select an existing one when screening renters or creating a rent payment schedule. If you have already created the property via these steps, it will appear from the drop-down menu for you!

Here you can view all your properties (listed and unlisted) and sort them by last modified, building name, address, newest, oldest, price (high to low and low to high). What types of properties can I list?
Zumper supports the listing of a variety of properties such as houses, apartments, condos, and rooms for rent. When you create a new listing, you can specify the property type so that it’s easy for renters to find when they filter their results.
Some of the most common types of properties are:
- House: A stand-alone dwelling with no shared land or property with other residents. We refer to this as a single-family home.
- Apartment: A unit or group of units that form a residential dwelling with shared walls, utilities, and often common spaces, typically managed by a property group or landlord.
- Condo: Similar to apartments, however, condos are typically owned by individual parties rather than a property group.
- Co-Op: A residence where occupants do not own property but rather are shareholders of the community.
- Rooms for rent: A single room or rooms for rent in a shared apartment, home, or condo. If you are posting a room for rent, be sure to use the property type room.
- Multifamily buildings: An apartment community with sometimes hundreds of units intended for use by many residents or multiple families, hence, multifamily. All buildings are required to have floorplans associated with them in order to be active on our platform.
Currently, we do not support the listing of commercial or retail spaces, storage units, parking spots, garages, or for-sale properties on our platform.

Zumper partners with various companies to ensure your property has maximum exposure when you are looking to rent it out! When you post a property on Zumper, we send your property information to Zumper, ULoop, Padmapper, Movoto, ChatGPT, Microsoft Bing, and more.
