  • How to create property to rent?

    Below are the steps on how to create & post a new property on Zumper...

    Step 1: Access Your Dashboard

    • Log into your Zumper account at Zumper Manage.
    • Locate the 'Properties' tab where you can view and manage all your properties, both listed and unlisted. This section allows you to sort properties by various criteria like date modified, building name, address, price range & more. You can also use the search bar for quick access.

    Step 2: Adding Your Property

    • Click on the 'Add a Property' button located at the top right corner of your screen within the Properties tab.
    • Enter the address of your property. Select the fully populated address from the drop-down suggestions for accuracy. If relevant, include the unit number of the property.

    Step 3: Adding Details & Features for Your Property

    • Fill in the specifics of your property. This includes the number of bedrooms, bathrooms, property type (Apartment, Single Family Home, Condo, etc.), and a comprehensive property description.
    • Upload high-quality photos and videos, and set your monthly rent price.
    • Click on 'View all details' to add more information such as square footage, lease terms, pet policy, and property amenities. Save these details by clicking 'Save Changes'.

    Step 4: Publishing Your Property

    • Once you're ready to make your property visible to potential tenants, click 'Publish on Zumper' at the bottom of the screen.
    • Your property will now be live and should appear in search results within the next 2-3 hours.

  • Does Zumper charge to post properties?

    Zumper Manage provides a user-friendly platform for real estate professionals and renters. Whether you're an agent, landlord, or property manager you can create your Zumper account and post your first few listings for free.

    While we strive to provide a seamless and unrestricted experience, posting limits and restrictions vary by region in the US and Canada. If you’re curious about your specific region, you can message support@zumper.com.

    If you wish to post beyond the free limit in your region or want to get your listings promoted to generate more leads, you can sign up for one of our Premium Listing Plans. Our premium Plans offer the following benefits:

    • Listings live on Zumper, Padmapper, Realtor.com, Microsoft Bing, Chat GPT, and more…
    • Promoted placement in the search results

  • What types of properties can I list?

    Zumper supports a variety of properties such as houses, apartments, condos, and rooms for rent. When you create a listing, you can specify the property type so that it’s easy for renters to find when they search.

    Some of the most common types of properties are: 

    • House: A stand-alone dwelling with no shared land or property with other residents. We refer to this as a single-family home
    • Apartment: A unit or group of units that form a residential dwelling with shared walls, utilities, and often common spaces, typically managed by a property group or landlord.  
    • Condo: Similar to apartments, however, condos are typically owned by individual parties rather than a property group.
    • Room for rent: A single room or rooms for rent in a shared apartment, home, or condo. If you are posting a room for rent, be sure to use the property type room. 
    • Multifamily buildings: An apartment community with multiple units. All buildings are required to have floorplans associated with them in order to be active on our platform. Click here for more information on our multifamily offerings.

    Currently, we do not support the listing of commercial or retail spaces, storage units, parking spots, garages, or for-sale properties on our platform.
     

  • What details should I include when listing my property?

    Properties that attract quality leads provide detailed information and pictures in their property listing. Here is what we recommend you include in your listing.

    • Property Description: Number of bedrooms and bathrooms, square footage, the type of property, layout, appliances, flooring, and other interior finishes. Describe the neighborhood and if there are nearby schools, parks, stores, or access to public transportation.
    • Pictures/video tours: Upload high-quality pictures or video tours of your property to help renters get a sense of the space. Don’t forget exterior shots, storage units, common areas and other facilities available.
    • Amenities: List what amenities you offer such as laundry, parking, pool, air conditioning, heating, outdoor spaces, bike racks, storage units and more. Make sure to specify which are included in the rent and which have an additional cost.
    • Lease Terms: Provide the monthly rent, security deposit amount, length of your desired lease, the minimum income or credit requirements a renter must meet, the number of people that may occupy the rental, and any pet policies.
    • Tour Availability: When are you available to to show the property.
    • Application Process: Explain how a renter can apply for the property.

  • How do I price my property?

    In order to determine a fair price for your rental property, you should take several factors into consideration such as location, number of bedrooms, square footage, and amenities, to name a few. It’s also important to take into account what similar properties in your neighborhood are renting for. 

    We release a National Rent Report every month that can help you understand rental pricing trends. You can also view current and historical rent prices in your area here

  • How do I add a video or 3D tour of my property?

    You can now add a YouTube, Matterport or Vimeo video tour of your property! To do so, please follow these steps:

    1. Locate the Properties tab on the left-hand side of your dashboard. At this time, you can only add videos to drafted or published listings. 
    2. From here, click on the property you would like to edit. A sidebar will appear on the right side of your screen with more details about this specific property.
    3. From the details tab of the property, click the Edit button. You will then be able to select the various aspects of the property such as photos, amenities, and other details you wish to edit.
    4. Click Media from the options displayed and from the page that appears you’ll be able to insert a YouTube link of a video tour of your property! Please note that it may take a few hours for your changes to be reflected on our partner sites.

  • What details display on the listing page?

    Zumper displays all relevant information on our property detail pages to make sure renters can make the most informed choice. That information normally includes...

    1. Address of the property
    2. Description of the property
    3. Rental price (including all rental fees)
    4. Availability of the property
    5. Pet policy
    6. Bedroom & bathroom counts
    7. Pictures & video tours of the property
    8. Neighborhood attributes & points of interest
    9. Parking information & pricing
    10. Rental specials or concessions
    11. And so much more!

    To check and see what information displays to prospective tenants for a specific listing, follow these simple steps...

    1. Log in to Zumper
    2. Go to the Properties page
    3. Click on a listing that you would like to view
    4. Once you are on the listing page, click "preview" button to view what prospective renters will see
  • What is Zumper doing about the new fee transparency laws?

    Zumper is making sure that all property managers & landlords are compliant with the new all-in pricing laws while also making sure renters can see the total move-in cost for a rental inclusive of all fees.

  • Can I send a feed with my property information?

    Zumper is integrated with most syndication providers. If you’re interested in publishing your properties to Zumper, please reach out to your syndication provider for more information. 

    If you are an organization interested in syndicating your inventory to Zumper through your own custom feed please contact directlistings@zumper.com.

  • What other apartment search sites will Zumper list my property on?

    When you publish a property listing on Zumper we also publish it to Padmapper as well to increase the exposure of your property & drive more renter leads.

     

  • How to Specify Broker's Fee Requirements in Your Listing

    To indicate a broker's fee on your listing, follow these steps:

    1. Open your listing for editing.
    2. Navigate to the 'Other' section.
    3. Check the box labeled 'Additional closing fee required from renters.'

  • How can I list my Short-Term Rental on Zumper?

    To ensure your rental is recognized as available for short-term leases on Zumper Manage, follow these steps:

    1. Set the lease terms as "month to month" through your syndication or feed provider.
    2. Include information about the short-term availability directly in the description of your listing.
    3. Set the lease term duration as "month to month" in your listing, indicating that your property is available for short-term rentals (see screenshot below).

  • Can I post a building with multiple units?

    If you are a property manager, you can post a building with multiple units on Zumper. When you create an account on Zumper, you must first indicate that you are a property manager. If you are a property manager and forgot to indicate this when you created an account, please contact our support team and we can modify this for you.

    Here are the steps on how to create a building with multiple units...

    • Locate the Properties tab on the left-hand side of your dashboard (https://www.zumper.com/manage/properties). On the top right side of the screen from the Properties tab, click the Add a Property button where you will be prompted to enter your property’s address
      • Make sure to select the full address from the drop-down - you will then have the opportunity to input the unit number for the listing.
    • After confirming your address and clicking the Next button, you’ll be asked "Do you manage other units at this address?" and click Yes.  
    • Next, you can input information about the building such as property name, description, and photos. Beneath this, you will be prompted to add a floorplan. From here you can input a floorplan name, the square footage, number of bedrooms and bathrooms, upload photos specific to this floorplan & set the monthly price.
    • Once you’re satisfied with your property details, click "Publish on Zumper" at the bottom of the screen. This will publish your building and the specific floorplan you have just created. 

    If you would like to add floorplans (other units) to your building, please follow these steps.

    1. From the Properties tab (https://www.zumper.com/manage/properties), select the building for which you would like to add floorplans. This will open up a sidebar on the right side of your screen with more details about this specific property.
    2. Click "Add a floorplan" to create a new floorplan. You will be prompted to input details such as the floorplan name, the square footage, number of bedrooms and bathrooms, upload photos specific to this floorplan and set the monthly price.
    3. After you’ve created the floorplan, you need to click "Publish floorplan". Please ensure that your building is in a published state as well, otherwise, your floorplans will not be published to our platform. 

    If you’re encountering an error, please double check that you have an active, published floorplan. We require this in order to publish a building.

  • Where do you send my property details & information?

    Zumper's partner network ensures that your property has maximum exposure to get in front of more renters & drive more renter leads!

    When you post a property on Zumper or Padmapper we may also include your property in our partner syndication network including Padmapper, ULoop, Movoto, Microsoft Bing, Trovit, ChatGPT and more.

  • Can I post listings on Zumper and PadMapper in Canada?

    Small landlords in Canada with less than five properties can post through our Zumper Manage tool or the PadMapper app. 

    For larger landlords, Zumper works with RentSync in Canada to provide listing services. While the Zumper manage tools allow for small landlords in Canada to post their rental inventory, RentSync represents the enterprise level service for larger providers that isn't available through Zumper manage.
