How to Screen Applicants

  • Can I Screen Multiple People With One Account?

    We screen every applicant on an individual basis. For example, if you have a husband and wife applying for your listing, you need to request documents from two separate email addresses. Each individual will need to create a separate Zumper account to generate and share their documents.

    Due to the fact that we screen applicants on an individual basis, each person is responsible for paying their own screening fee.

  • What Is My Application Link?

    Your personal application link is located on your dashboard on the right side underneath your profile photo. This link is directly connected to your account and can be sent to prospective applicants via text or email. Once the applicant clicks on the link, it prompts them to create and share their Zumper screening documents directly with your account!

  • How Do I Request Screening Documents From An Applicant?

    There are two ways that you can request screening documents from prospective applicants.

    Application Link

    Your personal application link is located on your dashboard on the right side underneath your profile photo. This link can be sent to applicants via text or email. It prompts applicants to create and share their Zumper documents directly with you.

    If you would like to test out what this link looks like, we recommend copying it into a window using a different internet browser.

    Requesting via Email

    If you have an applicant's email address, you can enter it after selecting the "Screen New Applicants" button on your dashboard.

    You can select the different documents that you are requesting from an applicant before hitting the "Send Request" button.

    You will receive an email notification letting you know when documents are ready to view in your account!

  • Why Do You Use Experian?

    Zumper partners with Experian to generate the credit reports for our tenant screening services.

    We did this for a few reasons:

    • VantageScore 3.0 (provided by Zumper) has been validated in the marketplace as the most accurate determinant of credit worthiness of all generic risk models. This is particularly true for resident screening as it best suited for scoring thin file and emerging consumers.
    • Each credit scoring model runs on different algorithms, input data, and can have different score ranges. So, users should never be comparing two scores. It is false analogy to say that two score are radically different. By design, different models will always generate different scores. And sometimes, the scores will be much different, particularly if the score ranges differ greatly.
    • Experian’s credit database is continually updated (24/7). Any credit score will be impacted by the data feeding into it any moment. So, credit scores can change (sometimes dramatically) at any time.

    If an applicant needs to dispute their credit score, they can do so at any time by just selecting the "Dispute" button next to their credit report when they go to view it on their dashboard. Please also have them reference the article:What If There Is Incorrect Information On My Report?”.

  • What Types of Background Documents Do You Provide?

    Zumper works with a third party data provider to provide national criminal and national eviction reports with every screening report shared through our system. These reports are comprehensive of all publicly reported information about an individual's record.

    These reports do not include employment verification or reference checks.

    If an applicant needs to dispute any information on their report, please have them contact us at support+disputes@zumper.com. These disputes can take up to 30-60 days to reach full resolution.

     

  • Can I Create My Own Rental Application?

    Landlords and listing agents have the opportunity to customize Zumper’s rental application. Simply review and send an email to support@zumper.com with any additional questions or legalese you would like added to the application. Please note that we cannot edit existing information on the application at this time.

    We will send you a confirmation email when those adjustments have been made to your application!

     

  • Why Do I Need To Experian Verify My Account?

    Before you can screen applicants using our tenant screening tool and view the sensitive information of others, we require you to verify your identity. This is a safety measure that is required to ensure that tenants know who is viewing their potential screening documents.

    We do not run credit on Zumper Pro users; we are merely verifying your identity! This will not affect your credit score in any way. Once you are Experian verified you can begin screening applicants and viewing their sensitive information. To get your account Experian verified, go to your main Zumper Pro dashboard and click the 'Leads & Applicants' tab. From there please click the white 'Verify your account' button to get started.

  • Can I Enter My Applicant’s Information Manually?

    Zumper’s tenant screening tool is designed so that the applicant enters all information directly on their end to generate the documents and submit them directly to you. This alleviates the landlord or listing agent from having to continually collect information to run these reports.

    The only way for an applicant to apply using Zumper is for them to create an account and fill out this information themselves.
